Rental Payments

Rent is due and payable on the first day of the month.

Payment is delinquent if not received by the fifith of the month.

When Rent is not received in a timely manner a letter will be sent demanding full payment.

Eviction proceedings may be recommended if payment or arrangements are not made.

Late fees

Rental payments that are received after the  fifth of the month will be assessed a 10% late fee;with the late fee belonging to the owner less management fees.

Security Deposits

Each Tenant must pay a Security Deposit equal to the first months rent before the lease is signed. This deposit is Held in Trust by Swearingen Realty until the tenant

efficiently vacates.

Fee Schedule for Management Services

10% of the rents and fees collected are given to the property owner with a $50.00 minimum fee.

The initial one time fee for property management is one months rent no matter how many months we manage the property.
